Tenant Satisfaction Measures (TSMs) are mandatory annual surveys for social housing landlords in England, introduced by the Regulator of Social Housing in April 2023 to assess performance on repairs, safety, and engagement. The survey covers 12 tenant perception measures, including overall satisfaction, complaint handling, and home maintenance, requiring landlords to report results annually
Berkswell Charities has completed its latest annual tenant satisfaction survey, with 8 out of 14 residents participating. The results provide a positive overview of tenant experiences and highlight areas of strong performance across key services.
Overall, all respondents reported that they were either satisfied or fairly satisfied with the service provided by Berkswell Charities. This reflects a consistently high level of tenant approval.
Feedback regarding repairs was particularly encouraging. Residents who had reported a repair expressed satisfaction both with the quality of the work carried out and the time taken to resolve issues.
In terms of property maintenance, seven residents indicated they were satisfied with how their homes are maintained, including communal areas. These respondents also confirmed that their homes are in a safe condition. One resident reported a neutral view, being neither satisfied nor dissatisfied.
When it comes to communication and engagement, all respondents agreed they are kept well informed and are treated fairly and with respect. However, one resident expressed some dissatisfaction with how Berkswell Charities listens to tenant feedback, suggesting a potential area for improvement.
The organisation’s role within the wider community was also viewed positively. Seven residents felt Berkswell Charities makes a positive contribution to the neighbourhood and handles anti-social behaviour effectively, while one respondent remained neutral.
Overall, the survey results demonstrate a strong level of tenant satisfaction, with only a small number of neutral or critical responses. Berkswell Charities can take encouragement from these findings while continuing to improve in areas highlighted by residents.
